Shortlisted for Sustainable Construction Project of the Year
Shore Club, the first residential development in Ireland certified under Home Performance Index (HPI) v3, has been shortlisted for Sustainable Construction Project of the Year at the 2026 Business Post Sustainable Business Awards.
Ireland’s first HPI V3 residential development
Shore Club became the first residential development in Ireland certified under Home Performance Index v3, setting a new reference point for residential sustainability in Ireland.
HPI considers sustainability across a broad range of areas rather than looking at energy performance in isolation. For Shore Club, this meant considering energy, carbon, circularity and biodiversity as part of an integrated sustainability framework.
Passive Dynamics provided the following services for the development, led by Associate Director David Devlin:
- Home Performance Index assessment
- EU Taxonomy alignment assessment
- Whole Life Carbon assessment
- BER assessment
- Part L assessment
The project brought these different sustainability requirements together within one coordinated approach, with sustainability embedded into the design and delivery from the outset.
Measured Sustainability Performance
The sustainability strategy was backed by measurable outcomes.
Shore Club achieved a primary energy demand 14.2% below the NZEB threshold, with final BER outcomes of A2/A3. In addition, 84% of construction waste was recycled or recovered, while design for disassembly and adaptability was assessed against ISO 20887:2020.
The Whole Life Carbon assessment, undertaken in accordance with EN 15978 / EU Level(s), recorded upfront carbon of 530.95 kgCO₂e/m² and total embodied carbon (A–C) of 863.60 kgCO₂e/m². The project also recorded a +1365.37% biodiversity net gain from baseline to completion, with no offsets used or claimed.
HPI, EU Taxonomy, BER/Part L and Whole Life Carbon
One of the defining aspects of Shore Club was the coordination of HPI, EU Taxonomy, BER/Part L and Whole Life Carbon on one dense urban residential development.
Rather than treating each requirement as an individual exercise, the approach allowed sustainability considerations to be integrated throughout design and delivery and supported by measured evidence.

The Model
